    What's special

    The cosmetics on the interior of the house are good. New carpet and slightly outdated but functional kitchen and bath. In Three Rivers School System in a great area. It has some underlying repairs that need to be addressed. There is a foundation issue ( one wall in the basement has some bowing to it), it needs a new septic system and the electrical needs to be upgraded, a small amount of plumbing replaced, the furnace is older but works but will need to be replaced if you plan on retailing the house. The roof is older and intact. The house has been closed up for 2 years and there is some mold present however not overwhelming. The carpet is new. Driveway is gravel, it has a large deck in the back and a side porch with covering, the siding is in good condition. The porch needs cleaning and some repair and yard clean up around the home needs to be done. The back yard in large slightly sloping but is free of debris. A local bank has told us the cost of the new septic system could be included in the loan if the contract was assigned to a home owner who was to live there. Cost of repairs is estimated to be $35,000. The amount is high due to the septic system cost. This is a great deal in a great part of town in an excellent school system with a brand new, K through high school.
