With a little elbow grease $20k is enough to refinish the 2 bathrooms, add an egress window to the basement and a couple doorways making this in to a 5 bedroom 3 bath with a 20' x 20' master bedroom. A 5 bedroom/3 bath house with this yard and neighborhood would probably appraise for over $200k. Only decision you have to make then is to Fix it or Flip it.
