Saywitz Properties is seeking a dependable and professional individual or couple to serve as an On-Site Resident Manager for a portfolio of apartment communities in the Cathedral City Cove in Cathedral City, CA. This part-time position is ideal for someone looking to supplement their income while receiving a substantial monthly rent discount, leasing commission opportunities, and the opportunity to live in a professionally managed community. Saywitz Properties is a regional commercial real estate property owner which owns more than 100 apartment buildings and multi-family properties throughout Southern California. We have a portfolio of apartment buildings throughout the Coachella Valley and several apartment buildings in Cathedral City Cove. The properties are all located in the Cathedral City Cove neighborhood near Highway 111 and Bankside Drive. There is a total of 57 units in 9 buildings. The on-site Resident Manager will coordinate with the Regional Property Supervisor, who is headquarters in our corporate offices in Newport Beach, California. The apartment that is available is a 1-or 2-bedroom, 1 bath single story condo style home, with a swimming pool and is completely remodeled with new floors, new paint, new appliances, all new hardware, and blinds. The manager's property is located at 37112 Palo Verde in the City of Cathedral City Cove. The apartment is available for immediate occupancy. Normal monthly rent is $1,695 for a one-bedroom apartment or $1,995 for a two-bedroom apartment. The Resident Manager will be provided with a discount of $800 per month in exchange for their services. The Resident Manager/tenant will be required to sign a normal one year lease and provide a normal security deposit equivalent to one month's rent. Resident Manager services will include the following: Fielding leads to available apartments for rent and showing of available units Passing out notices, including 3 Day Notices to Pay Rent, Inspection notices, property management notices, etc. Physically walking the properties to ensure that they are kept clean and have no issues. This would include monitoring of the trash dumpster areas, trashcans, common laundry rooms, driveways, and pool areas. Coordination with residents for minor social issues such as parking, noise, trash, and habitability. Any major social issues will be dealt with by the Property Supervisor. Resident Manager will be able to earn additional income through leasing commissions for renting available units. Leasing commissions range from $100 to $300 per unit in addition to the discount to the rent. No previous property management experience is required; however, it is preferred. Spanish speaking is not required but also a plus. We are looking for an individual or a couple who are diligent, organized, clean and can multi-task. This position is in addition to your normal income, the Resident Manager or Managers will need to be on site at the property for a reasonable period of the time. We recognize that you may have to leave to go to work or deal with other personal items and it is not a requirement to be on-site 24 hours a day, however, the properties do require some amount of daily attention. Resident Manager will also coordinate with our in-house maintenance staff for any maintenance issues to the exteriors of the property including lighting, irrigation, pools, garage doors, etc. Any maintenance for the interiors of the unit are dealt with directly between the tenant and our in-house maintenance staff, therefore, the Resident Manager is not involved with interior maintenance items or with the specifics of any renovations of the units.
