The electric for the entire house is covered by the upstairs tenant. The downstairs apartment is completely separate from the theater room/laundry room and there are no common areas. We have found that it added 35-45.00 per month to the electric bill when we lived there, depending on usage. We compensate for this by covering wifi and propane (main source of heat). We do have an addendum in place to protect the upstairs tenant from abuse or overuse of electricity of the downstairs tenant. In addition, we cover the heating for downstairs tenant so the electric is not for heating/cooling the downstairs. The upstairs tenant is also responsible for lawn maintenance.
