Per WALLER VALLEY VIEW CONDOMINIUMS DECLARATION, Protective Covenants 27 (h), The Board has passed the following Rules and Regulations: 1. NO SMOKING of any kind (which includes marijuana), in units, on decks or common areas of the building, by occupants or guests. Per Health Department standards, cigarette smoking is permitted 25 feet from the building. Smoking debris on the property must be properly contained. Do not throw on the ground. Occupants and guests must limit noise (playing music, visiting, arguing--whatever) to a level unobtrusive to neighbors, especially between the hours of 10 pm and 8 am. Premises, inside and out, must be kept in neat and sanitary condition. Please recycle, breaking down boxes to maximize use of recycle containers. Do not dispose of furniture, mattresses, tires, toys, rugs or other large personal items by placing them in or outside the dumpster. Hallways should be kept free from furniture and other such items. In addition to assigned space in carport, limit of one other vehicle per unit regularly parked on the property. No broken or fluid-leaking vehicles permitted. For additional parking, park along the driveway/fence, avoiding the fire hydrant. Pet owners must provide treatment to protect animals from fleas. Dogs cannot be aggressive toward other pets or people and must be on a leash on the property. While some noise (i.e., barking at knocks on the door) is acceptable, excessive dog barking or whining is forbidden. Litter boxes must be changed frequently, to avoid odor, taking measures to prevent spills. It is the responsibility of each dog owner to pick up excrements immediately. For the safety of the community against theft, if the gate is open past dusk please close it by removing the piece of pipe and putting it back in the cinder block by the opener. 7. If, after the Board informs an Owner of violation of one of these Rules and Regulations, by the Owner or Owner's tenant or guest, and such violation continues, the Board may assess a fine of $50 (Fifty) to the Owner for each reoccurrence of said violation.
