Looking for friendly, long-term employed people, who have integrity and pay their bills i.e good credit. The house next door is being remodeled and will be my home, so want neighbors I can get along with, trust and enjoy. Looking for people of high caliber. I have invested a lot in this property and will continue to upgrade it, so need tenants who respect and steward things with a degree of conscience and care. There is a second manufactured home behind this one that is also used as a rental, so requires tenants who are amicable and enjoy community. While privacy is still easily maintained and guests should not really bother you, the grounds as a whole are shared. AirBnB guests are usually very friendly people. The interior is furnished with a Queen bed in the master and twin mattresses in the other bedroom. There is one Smart TV as well as Wifi already setup. This can be changed if need be. Washer and Dryer included. I am open to different length lease agreements, but ideally 6-12 months. I can do shorter terms for good tenants. Credit score ideally 650+ 2.5x rent in verified income. Paid to landlord: $1,600 Base rent - furnished. $45 Water & Sewer (Fixed rate, even though costs more) $30 Trash (Fixed rate, even though costs more) $30 Gas (Fixed rate, even though costs more) $65 Internet & Wifi (can be switched to tenant if desired, if long term). $30 pest control (This is half actual cost) Total - $1800/mo to Landlord. Tenant setup and pay directly: Electricity Renters Insurance Deposit = One month base rent. Rent due first of each month by direct deposit autopay, venmo, cash app or Zelle (preferred Zelle). No cash, or checks. If you do not have the wherewithal to establish direct electronic payment then probably not a good fit.
