    This solid little farmhouse sits on 10 acres, 8 of which have irrigation water rights and a large holding pond for leisure or irrigation. The livestock fences are great with gated access in multiple places, including an elk fenced segment that was once a large garden at the bottom Northwest corner of the property. The upper 2 acres, separated by the ditch with a newly built bridge, holds the house, the 4-bay storage and shop area and other open spaces. The front of the house (South facing) boasts a beautiful grassy front yard complete with a new 2-story treehouse, large carport and multiple shade trees. The West side of the house boast views of the La Platas, neighboring fields and the large pond on the edge of the property, as well as a patio area and garden flat. The North side of the property holds the large shop space and a large terraced gravel area once used for trailer turn-around and storage. (This is a large enough and slpit level area to store or host up to 5 RV's along with other farm equipment) The interior has solid wood floors, terracotta tile in the kitchen and primary room and so much light. We enclosed the lower den area to create a primary room with a sliding barn-style door and dedicated access to the West-facing patio. Two additional bedrooms sit side by side on the East side of the home, one 10ft X 10Ft and the second 12ft X 15ft just across from the bathroom. The previous owner was aging in place and had a walk-in tub installed for his convenience in 2019. He also updated the water system by installing a state-of-the-art Navian boiler combo system. This propane tankless hot water heater takes in water directly from the main water line and then splits it between the hot water needs for the home's consumption, but also the baseboard heating system. Very low volume in the utility room, which also has washer/dryer hookups and a toilet hookup for a second utility bathroom application. The utility room is accessed through the large back mud room entrance with built in pantry shelving and coat closet. In 2020, a brand new 4bdrm capacity septic tank was installed with the anticipation that the next owner would likely remodel and expand the home's square footage and bedroom count. In 2021 we replaced the main pressure switch for the well pump house and had DAK Well and Drilling inspect the pressure tank and well itself, all passing with flying colors. In 2022 we replaced the in-ground wire from the well to the pump house and have not yet buried the line in the ground. During the winter of 2023, there was a deep freeze so I've of the pipes had a leak. In contacting DAK again, the worst-case scenario quoted was replacing the entire pipe system, estimated at $10,000. For this reason, we are listing the property AS IS. Additionally, should the new owners want to install a cistern closer to the house to hold either well-pumped water or hauled water in the future, this is also not an incredibly expensive venture and would increase the property value as well. (We were quoted $25,000 for a brand new 3,000gallon cistern with all new systems and pumphouse installed) This property appraised at $550,000 with the additional water rights, acreage and ag rights. We are asking $460,000 AS IS after a recent divorce and moving on in our lives. It is a beautiful property, darling home and very peaceful.
