Any repairs needed on the property during tenancy must be communicated with the landlord and the landlord will be responsible for making arrangements for repair. House must be in the same condition when leaving as it was when the rental agreement was signed to receive the full deposit back. Any repairs needed after the tenants' vacancy will be deducted from the deposit. If repair costs exceed more the 50% of the deposit, tenants will forfeit their entire deposit. All tenants living on the property of 18+ years of age must have a background check run by landlords and be approved by the landlord. The landlord is allowed to access the property with 24hrs notice unless the tenant allows earlier access. Rent is due by the 1st of each month and if rent is late, the tenant will incur a late fee of $25 for each day rent is late. This rental agreement is for a 1-year lease term and may be extended if the landlord approves it. If the lease agreement is broken before the lease term is up then the tenant must pay out the remainder of the lease agreement to be released. If the tenant fails to pay out the remainder of the lease agreement then the tenant will be responsible for any punitive damages and legal fees required to obtain the amount owed. The landlord is able to terminate the lease agreement at any time and will give the tenant 30 days to evict the property. If the landlord decides to terminate the lease before the end of the lease terms, the tenant will not be liable for the remainder of the lease agreement but will still be subject to the deposit policy.
