The LUMAN CREEK RANCH is located approximately 14 miles west of Wheatland (population 3,641), the county seat of Platte County, Wyoming. The ranch is easily accessed off of Interstate 25 (Exit 78) to the Palmer Canyon Road (State Hwy 310), a 2-lane, asphalt road. Wheatland, like most small towns in Wyoming, offers typical amenities. Historically, the Luman Creek Ranch has been utilized as a winter/spring unit before moving the livestock to the summer mountain pastures. Luman Creek, a seasonal creek, flows from the west to the east on the portion of the ranch that lies south of Palmer Canyon Road. There is a considerable amount of natural tree cover along both banks of Luman Creek. The ranch has flood irrigation rights from Luman Creek; however, the drought that has prevailed over the past ten years has limited surface irrigation practices. Approximately 85 acres are sub-irrigated at present. Soils on the ranch consist of sandy loam to gravelly sandy loam. Gravel has been mined on the ranch. There are two pastures lying north of the Palmer Canyon Road, one containing a solar well and an artesian spring on the northern (upper pasture). The annual precipitation is 12" to 14", according to the NRCS 30-year average. The ranch headquarters lie south of Palmer Canyon Road and consists of a one-story, 1,384 sq. ft. home, which was built in 1920 but has been remodeled/updated, a newer, detached 2-car, 576 sq. ft. garage and a patio bar-b-q area. An electric well is located southeast of the home and west of the barn. In addition, there is a 3,160 sq. ft. L-shaped barn with horse stalls and calving area, a good set of corrals with a stock loading chute, and a shelter shed located in the west pasture that can also be used for hay storage.
