    What's special

Built on a slight hill, 35 to 40 feet above sea level on approx. 1.4 acre wooded property, 18 miles west of Atlantic Ocean in Central FL, close to cities and beaches like; Orlando, Jacksonville, Daytona, Vieira, Melbourne, Playa Linda Beach, Daytona Beach and Cocoa Beach. Easy access to main roads like I-95 and I-4 and US-1. Closed community with no thru streets. Quite neighborhood. Can view Kennedy Space Center and Cape Canaveral rocket launches from our upstairs windows above the tree lines. Have 2 deep wells to the Aquifer 85 feet deep & with 2-1000 gallon septic tanks which allows us to be independent of city water & sewage. Water used for lawn sprinkling and in home use is way better than city water. Inside water is conditioned with soft-water conditioner for general use and R.O. (Reverse Osmosis) used for drinking. Septic tanks with drain fields have no problems because of excellent percolation on the sandy soil which does not allow any water to puddle on even the lowest locations on the property. No damage from hurricanes after 35 years in place because the protection from slight hill the house was built on and the dense wooded land with tall trees provides the greatest protection possible from hurricanes. There has been no flooding issues for this property for the last 35 years we lived in this house. The insurance companies keep wanting me to buy flood insurance, but it is not needed at my location because we are high and dry with great soil percolation. We are located over a mile west of I-95 but the sound of car traffic is barely audible because of the surrounding wooded areas and the extra insulation installed in walls and roof and double pane windows and sly lights. The house was constructed by me as the homeowner/builder with licensed contractors doing the detailed work with owners coordination and approval every step of the way by county building department inspectors. There are extra electrical outlets in every room and on all sides of the peripheral of the outside brick and stucco surfaces. There are water faucets on all outside walls and in 4 locations in the lawn in front and back of the property. There is a ceiling fan in every room of the house as well as on the large 300 square ft. patio that has a built-in air conditioned and not a window unit. There are a total of 12 ceiling wood blade fans installed in the house. The house has 33 light weight translucent hurricane shutters that are installed using suction grapples by shoving the panels onto steel threated studs secured around the peripheral of all house openings, including doors, into wood and brick. All that is required for the panels to be installed is for wing-nuts to be easily threaded on the steel studs secured with the bare hands after the panels are shoved onto the studs using two suction grapplers on the light weight panels. The home has been inspected for all wind mitigation requirements including new very sticky shingles, 2 double pane skylights, hurricane proof 18 foot garage steel door. I have a steel shed hurricane proof installed in back yard used for storage of all tools, ladders and hurricane shutters. I’ve had Terminix service since the house has been built and secured with a bond for subterranean termites. The home has a security system with built in fire/smoke detectors, internal/external sirens, protection on all opening windows/doors and infrared detectors for garage and patio. There are 3 hardwired locations to arm/disarm the security system. One in the entrance to the home from inside the garage, one in the inside of the home at the main door entrance and one in the master bedroom. All windows, doors and infrared sensors are wireless and send signals to the main console in the garage.
