IDEAL ROOMMATE I'm mainly looking for someone who is: Responsible and respectful Clean and willing to help keep shared areas maintained Friendly and easy to get along with Dog-friendly Has steady income Pays rent on time Looking for a peaceful, drama-free place to live If this sounds like a good fit, send me a message and tell me a little about yourself, what you do for work, and when you're looking to move. ROOMMATE LEASE TERMS & HOUSE RULES Lease Term: 6 or 12 months Monthly Rent: $800, utilities included Security Deposit: $800 Property: Aldine Area, Houston, Texas These terms are intended to keep the home comfortable, clean, peaceful, and respectful for everyone living in the house. - RENT & PAYMENTS Rent is $800 per month and includes utilities. Rent is due on the 1st day of each month unless another arrangement has been agreed to in writing. The security deposit is $800 and must be paid before move-in. The security deposit may be used for unpaid rent, damages beyond normal wear and tear, excessive cleaning, missing property, or other charges permitted by the lease and Texas law. - LEASE LENGTH The roommate may choose either a 6-month or 12-month lease. At the end of the lease, both parties may agree to renew the agreement or transition to a month-to-month arrangement. - GUESTS & OVERNIGHT VISITORS Guests are welcome as long as they are respectful of the home and other occupants. An overnight guest may stay for a maximum of 2 consecutive nights unless permission is given beforehand. A guest may not effectively move into or regularly live at the property without approval. The roommate is responsible for the behavior of their guests and for any damage caused by them. Guests should not be left alone in the house for extended periods without the roommate present unless previously discussed. - CLEANLINESS Everyone is expected to clean up after themselves in shared areas, including the kitchen, living room, laundry area, and backyard. Dishes, food, trash, and personal belongings should not be left in shared spaces for unreasonable periods of time. The roommate is responsible for keeping their private bedroom and bathroom reasonably clean and sanitary. - YARD & OUTDOOR AREAS Basic upkeep of the front and backyard will be a shared household responsibility. Everyone should help keep the yard free of trash and unnecessary clutter. - NOISE & QUIET HOURS This is a quiet household and neighborhood. Excessive music, yelling, parties, or other disruptive noise is not permitted, particularly late at night. Quiet hours are generally 10:00 PM to 7:00 AM Sunday through Thursday and 12:00 AM to 8:00 AM Friday and Saturday. Reasonable exceptions can be discussed beforehand. - PARTIES & GATHERINGS Small gatherings are fine when discussed beforehand. Large parties or gatherings that disturb the household or neighborhood are not permitted without prior approval. - PETS There is already a Husky living in the home. Any additional pets must be discussed and approved before being brought into the house. The roommate is responsible for cleaning up after any approved pet and for damage caused by their pet. - SMOKING No smoking or vaping inside the house. Smoking outside is permitted as long as cigarette butts and other waste are properly disposed of. - PARKING Driveway and street parking are available. Vehicles must be legally parked and should not block other household members, neighbors, driveways, mailboxes, or trash collection. Non-operational or abandoned vehicles may not be stored on the property without permission. - SHARED AREAS The kitchen, living room, laundry area, and backyard are shared spaces. Everyone should be considerate about leaving personal belongings in common areas and should clean up after using them. Food and personal items belonging to another roommate should not be used without permission. - PRIVATE AREAS Each person's bedroom and private bathroom should be treated as their personal space. Do not enter another person's bedroom without permission except in a genuine emergency or as otherwise permitted under the lease and applicable law. - UTILITIES Normal household utilities are included in the $800 monthly rent. Utilities being included does not mean unlimited or unreasonable use. Excessive consumption, such as continuously running unnecessary appliances or other unusually high utility usage, may need to be discussed and addressed. - DAMAGE The roommate is responsible for damage caused by themselves, their guests, or their approved pets beyond normal wear and tear. Any significant damage or maintenance problem should be reported as soon as possible so it can be addressed before it becomes worse. - KEYS & SECURITY House keys, access codes, or other means of entry should not be given or copied for another person without permission. Exterior doors should be locked when appropriate, particularly when nobody is home. - ILLEGAL ACTIVITY Illegal activity is not permitted on the property. Nothing may be stored or done at the property that creates an unreasonable danger to the home or its occupants. - RESPECT FOR THE HOUSEHOLD Everyone is expected to treat each other respectfully. Harassment, threats, intentionally damaging another person's belongings, deliberately interfering with another person's reasonable use of the home, or repeatedly creating unnecessary conflict will not be tolerated. The goal is simple: be respectful, clean up after yourself, communicate when something comes up, and treat the house like a home. - MOVING OUT The roommate must provide 30 days' written notice before moving out at the end of the lease or when otherwise permitted under the agreement. Moving out early does not automatically eliminate financial obligations under the lease. Any early termination must be handled according to the lease agreement and applicable Texas law. All personal belongings must be removed when moving out, and the bedroom, bathroom, and other areas used by the roommate should be left reasonably clean and free of damage beyond normal wear and tear.
