2 BR 1BA in SO MPLS- Free in unit laundry, Walk to LR- 10 min to Downtown, 10 min to MOA and Airport- Free off-street parking, ALL UTILITIES included, Dishwasher, AC. $1,200-$1,400 Available July 1st, early move in is negotiable - we are renting our 2 BR 1 BA garden level apartment. This unit is in the basement of a single-family home in South Minneapolis, it has a separate entrance from the ally and all of its own appliances. Please read all the posting before inquiring- The space- the unit is about 780 SF with 2 bedrooms and a bathroom. The entrance is off the ally down a flight of stairs. It is clean, lead free and safe. However it is in a basement, the natural light sources are 2 egress windows, one in each bedroom. The living room does not have any windows. There is also an unfinished storage room where the laundry is. This space will be split between us, we may need to access it infrequently but will always give notice.The laundry is for the tenants only. The space is roomy for 1 person and tight for 2. Our current tenant uses one room as a bedroom and the other as an office or guest space and this seems about right. We are capping the occupancy at 2 people and the rate will go up $150 per month to account for increased utilities. There is a small out door space you are free to use. Pets: max of 2 pets (only one dog allowed) with an additional $250 non refundable deposit. Pets will be considered on a case by case basis. Note that the area is not fenced in. The neighborhood- we are in the Standish neighborhood of South Minneapolis. While there is an off-street parking spot and plenty of street parking this is a great location to not have a car. We are a short walk to restaurants including Northbound, the Cardinal, a Bakers Wife, and Busters. The 38th street light rail stop is about 4 blocks away and Lake Hiawatha is about 5 blocks. It is safe and quiet, mostly filled with single-family owner-occupied homes. Utilities and appliances- The landlords pay for all utilities- high speed internet, water, electric, and natural gas. The landlords also take care of all snow removal and maintenance. The unit has amazing central AC, a full kitchen including a dishwasher, and a full size washer and dryer that is free and only used by the tenants. The landlords and noise- Overall this is a fairly quiet home, the landlords are a married couple in their thirties and have a large dog and a 1 year old. you will hear regular noises that come with a shared space. We ask that you are also respectful of noise. No loud music, large parties (just let us know if you are having guests) etc. We like to think that we are nice people. We take good care of our home and try to be as responsive as possible. We will not interact on a regular basis; however we will see each other and will need to touch base about issues that impact the entire home. Requirements for occupancy- Applicants must be able to pass a background check and can not have any unlawful detainers or evictions. Lease holders must be over the age of 18. We are unable to take section 8 or any other rental vouchers. Fees and rent- The rent is $1,250 a month for one occupant and $1,400 for 2. Guests are welcome, however after 4 days we must be notified, and rent will be adjusted (this will be in the lease) at lease signing a $1,250 deposit and the 1st months rent are due. Then at move in last months rent is due. Please let us know in advance if this is a problem, we can make small adjustments if informed.
