Note: Zillow indicates the home was sold per country records on 2/15/15 for $38,799. This is incorrect. I am the purchaser-owner. My HUD-1 dated 2/2/2015 shows Line 101 Contract Price as $44,800. Please correct your records. (Thank you.) Also, buyer negotiated a $5,451.80 reduction in the purchase price (from $50,251.80) to the contract closing price $44,800 for the post-sale cost, buyer to pay, of replacing an old sand-point well, out of code (too close to septic) and above ground pump to a modern underground well/pump in code. Thus, the value should now be $44,800 + the value of the new well/pump easy close drain $5,451.80 = $50,252. Buyer post-close also added (1) garage door opener, (2) garage 220v electric, (3) water conditioning, (4) washer and dryer. Note also that property has detached 2-car garage 20X20 (400 squ. ft.) where most adjacent properties do not have any garage. Note also that the seller had a bank appraisal done on 5/14/2013 where the then-appraised market value of the property was stated at $50,000. The appraisal is attached. Please adjust the Zestimate value accordingly, North of $50,000. The market has only gone up since 5/14/2013. Please contact me if you need more information. Thank you.
