Rent Amount & Due Date Monthly rent in the amount of $1200.00 is due on the 1st day of each month. Rent must be received (not just sent) by the due date. 2. Grace Period A grace period is provided through the 5th day of each month. Rent received after the 5th will be considered late. 3. Late Fee If rent is not received by the end of the grace period, a late fee of 5% of the monthly rent will be applied. Late fees are considered additional rent and must be paid promptly. 4. Returned / NSF Payments Any payment returned for insufficient funds (NSF) or other reasons will incur a $35 returned payment fee (or maximum allowed by California law). After one returned payment, Owner may require all future payments to be made via certified funds (cashier's check or money order). 5. Partial Payments Owner does not accept partial payments without prior written approval. Acceptance of a partial payment does not waive Owner's right to collect the full balance owed or to proceed with eviction if necessary. 6. Method of Payment Rent shall be paid via: Check Cashier's check or money order 7. Failure to Pay Rent If rent is not paid in full when due, Owner may issue a 3-Day Notice to Pay Rent or Quit in accordance with California law. 8. Prorated Rent If tenancy begins on a day other than the 1st, the first month's rent will be prorated based on the number of days of occupancy. 9. Habitual Late Payments Repeated late payments (2 or more within a 12-month period) may be considered a breach of lease and grounds for termination. 10. Order of Application of Funds All payments received will be applied in the following order: Outstanding late fees Returned payment fees Past due rent Current rent
