So according to the history of this land in 1951 this property was subdivided from the house just to the south. It became .21 acre and the garage which was part of the house to the south originally was built out and converted into a single-family home with a one bedroom on the west side of the garage. We have a tiny home on the property and a huge garden.Bathroom and Kitchen were added in the middle and also a North door entrance between the garage and the new additional bedroom with a utility closet for a washer and dryer. All still remain and have been taken down to frame and bare floor. Ideally this structure could be lifted and remodeled into a two story home with the remain property as a garden space or it would be a perfect lot to build a home just behind the Garage/home unit? It does qualify for mid housing building so up three smaller homes could be built on this land. The electrical pannel has been replaced and new wiring has been done. A new metal roof has been installed. A 110v outdoor electrical charging port has been brought out to the drive way for car/bike charging.
This has now become a lovely and very health biodynamic urban farm.
The history of this area has been agriculture and previous decades it was the majority of a huge fruit orchard. This area also has a large Native American population history and is very close to the beautiful river called the Willamette. One of things to note if you haven't figured that out already is that there is a bridge directly east that leads across the river and into a large mall the most all large box stores that you can imagine, so it has the best of both worlds. The river bike trail takes one through town and into Springfield without a single stop light!!! The local community garden is there in less than 1/2 mile, as well as a city bus stop and local vegetable stand. The tiny house could be removed and the price could reflect that if desired.
What the owner loves about this home
Location by the river, a simple walk across the river and boom in the mall so the best of both worlds in Eugene!!! A 12mile bike path runs along the river with multiple parks and gardens. One can bike to the neighboring town Springfield Oregon with very little effort. 50 miles to the coast 45 miles to the Mountain Hotsprings, 100 miles to Portland.
