    Location:  This "One of a Kind" property is nestled at the base of the majestic Blackfork Mountain Range in South-eastern Oklahoma in the heart of the Ouachita National Forest.  The Blackfork River is the north property boundary and is a deep hole of crystal clear water that provides recreational opportunities for fishing, swimming, kayaking and boating.  The West, South and part of the East property boundaries have frontage to the 1.5 million acre Ouachita National Forest, which provides hunting opportunities for whitetail deer, eastern wild turkey, black bear, wild hog and other small game as well as direct access to an impressive network of ATV, hiking and horseback riding trails that are operated and maintained by the US Forest Service.  The 13,000 acre Blackfork Wilderness Area is approximately one mile South of the property and contains extensive areas of protected and unlogged old growth forest.  The property is located on the Oklahoma/Arkansas state line between the small and peaceful communities of Haw Creek, Oklahoma and Blackfork, Arkansas.  Nearby towns include Heavener, Talihina and Mena.   Broken Bow Lake, which offers some of the best fishing in Oklahoma, is only a short 45-minute drive away to the South.  Sardis Lake, Cedar Lake and Wister Lake are only minutes away as well.  The Talimena Scenic Drive is 3.5 miles South.  The property is about a 1-hour drive from Fort Smith, Arkansas and about 4 hours from Dallas, Texas. Services to Property:  Rural Electricity:  Rural electric service is approximately ¼ mile from the North property line.  Water Well:  It is common in this area for homes and cabins to have drilled water wells.  Ground water can typically be found 100 to 250 feet below grade. Septic System:  Conventional septic systems are commonly used in this area and considered to be virtually maintenance free. This area contains a deep sandy loam type soil.  The property elevation increases toward the south side of the property which has rockier and well drained soil. Property Terrain:  There is a layer in the Mapright link at the bottom of this advertisement for a topographic map.  The property elevation varies from 780 feet at the North property line to 1040 feet at the South property line.  In the centre of the property is a level elevated section of land that provides and amazing view of several mountain ranges to the South and West.  This would be an ideal location to construct a home or cabin. Sources of Water:  The north property line has approximately 400 feet of frontage along the Blackfork River.  Additionally, the West property line adjoins the Ouachita National Forest area and the new owners will have access to an additional 1 mile of river frontage on National Forest land.  The Blackfork River is a beautiful hole of crystal clear water that provides a year round source of water for local wildlife as well as great recreational opportunities for kayaking, swimming, fishing and boating.  Additionally, there is a nice pond located on the southern portion of the property and there is a seasonal creek that flows through property. Property Survey:  We have estimated that there is approximately 190 acres of land to be included in this transaction.  The sellers have ordered a property survey and the list price will be adjusted based upon the exact amount of acreage determined by a licensed professional land surveyor. Mineral Interests:  The Sellers do have some mineral interests in the property.  Any mineral interests that they own will convey to the new owners.
