Everyone living on or visiting the property is expected to conduct themselves in a respectful and responsible manner. These guidelines are established to protect the property, promote the safety and well-being of residents and neighbors, and ensure that everyone can enjoy a quiet and comfortable place to live. Residents are responsible for becoming familiar with and following the expectations outlined below. 1. Lease Term and Termination Notice The lease is structured on a month-to-month basis. Residents who wish to terminate their tenancy or vacate the property are required to provide a minimum of two weeks' written notice. Written notice should be provided in advance to allow sufficient time to coordinate the move-out process, address any outstanding matters, and prepare the property for the next resident. Residents are expected to remain responsible for the property and comply with all applicable lease requirements through the end of the notice period. 2. Smoking Prohibited Inside the Property Smoking is strictly prohibited inside the property at all times. This includes cigarettes, cigars, pipes, vaping devices, and other smoking products. Residents are also responsible for ensuring that their guests and visitors follow this rule. Smoking inside the property can create unpleasant odors, damage furnishings and surfaces, and create significant health, fire, and safety concerns. Any smoking-related damage, excessive odor, or other property damage resulting from a violation of this rule may be addressed in accordance with the applicable lease terms and property policies. 3. Responsible Vehicle Operation and Speed Residents and their guests are expected to operate vehicles responsibly and exercise caution while driving within the subdivision. Speeding is not permitted. Residents should drive at a safe and reasonable speed and remain alert for pedestrians, children, other residents, parked vehicles, and neighborhood traffic. The subdivision is a residential community, and maintaining a safe environment requires everyone to use good judgment and respect the safety of others. Repeated or reckless driving, unnecessary speeding, or other unsafe vehicle behavior is not acceptable. 4. Noise, Music, and Disruptive Behavior Residents are expected to be respectful of their neighbors and to avoid behavior that unnecessarily interferes with the peace and comfort of others. Loud music, shouting, excessive noise, disruptive conduct, and other activities that disturb residents or neighbors are not permitted. This includes noise generated inside the property as well as noise coming from outdoor areas. Quiet hours begin at 9:00 PM. After 9:00 PM, residents and their guests are expected to significantly reduce noise and refrain from activities that could disturb others. Residents should be particularly mindful of conversations, televisions, music, parties, gatherings, and other activities that may carry beyond the property. 5. Outdoor Gatherings Outdoor gatherings are permitted provided they remain reasonable, respectful, and do not create excessive noise or disruption. Residents are responsible for the behavior of their guests and should ensure that gatherings do not interfere with neighbors' ability to enjoy their homes peacefully. Large gatherings, loud parties, amplified music, excessive shouting, or other activities that create a disturbance are not permitted, particularly during quiet hours. 6. Guests and Visitors Residents are responsible for ensuring that their guests and visitors follow all applicable property rules and community expectations. A resident may not use the presence of guests as a reason to disregard noise, smoking, parking, safety, or other property requirements. Any violation committed by a guest may be addressed with the resident who permitted or invited the guest onto the property. 7. Cleanliness and Care of the Property Residents are expected to keep their living areas reasonably clean and sanitary and to treat the property, furnishings, appliances, fixtures, and surrounding areas with care. Residents should promptly report significant maintenance concerns, damage, leaks, safety issues, or other conditions that could result in additional property damage. Intentional damage, negligent behavior, or failure to report a serious problem may result in the resident being responsible for associated costs, as permitted by the lease and applicable law. 8. Respect for Other Residents All residents are expected to treat one another with courtesy and respect. Harassment, threatening behavior, intimidation, excessive confrontation, or conduct that creates an unsafe or hostile living environment will not be tolerated. The goal of these guidelines is not to interfere with residents' privacy or enjoyment of the property. Rather, they are intended to establish reasonable expectations that allow everyone to live comfortably while respecting the rights and well-being of others. 9. Compliance with Community Expectations Residents are expected to comply with these guidelines throughout their tenancy. When concerns arise, residents are encouraged to address them respectfully and communicate with management or the property owner when clarification is needed. Failure to follow these guidelines may result in a warning or other appropriate action consistent with the lease agreement and applicable law. 10. General Understanding By residing at the property, residents acknowledge that maintaining a safe and peaceful community requires cooperation from everyone. Residents are expected to exercise good judgment, respect the property, and consider how their actions may affect others. These guidelines are intended to establish clear expectations regarding safety, cleanliness, privacy, responsible conduct, and consideration for neighbors. Cooperation with these expectations helps ensure that the property remains a safe, peaceful, and comfortable place for everyone. Thank you for your cooperation, consideration, and commitment to maintaining a respectful living environment.
