    3 BR/2 Bath House 1800 sq./ft. in Hanson, KY to be auctioned on 4/25/15 at 10:00 am. The home is located just north of Hanson, but still in the Hanson school district and is very kid safe/friendly. It is approximately ten miles from Madisonville. Home was built in 1996 and sits on 14 acres. The property is at the end of a dead end road (the ultimate in seclusion). The property has a stocked pond, and there are numerous opportunities for hunting deer, turkey, and small game on the property. We occasionally even get waterfowl (particularly Canada geese) on the pond. There is a 5x5 shooting house overlooking the property for deer/turkey hunting. The property is about 50%-60% wooded. There is also a two car carport and a single car RV carport. These were used to store boats and a 26 foot RV. The boat carport has power run to it with lights and outlets for battery charger, tools, etc. There is also a 20x20 metal shop building with power run to it. The shop has dual doors for easy four wheeler/lawn mower access, and is rigged up with an electric hoist for processing deer. Both carports and the shop are built on concrete slabs. The house itself has central heat and air. The heat is propane and air is electric. The HVAC unit was installed just last summer, so it is basically brand new. The high efficiency water heater is electric and was installed last summer as well. There is a flat top electric range, microwave vent hood, dishwasher, tile countertops, and a side by side refrigerator in the kitchen (updated last year). The home has laminate flooring throughout it, except the bathrooms and kitchen which has tile. The master bedroom is rather large and the master bath has a whirlpool tub and stand-up shower in it. The home has a split living floor plan; the second bathroom has a stand-up shower with dual sink pedestals. The living room is also a large space, and the home has a Kentucky Security home monitoring system installed. From an efficiency standpoint, the windows are double pane, the attic has blown insulation, and the vinyl siding has a layer of foam insulation installed. We replaced the shingled roof with a metal roof five years ago. The combined gas/electric bill usually runs around $200 per month on average. There is also a functioning well on the property and the house has city water. The well is attached to a frost free hydrant in the backyard. There is a front and back covered porch on the house that extends the entire length of the home. The home also has a covered back deck and an uncovered elevated deck for the above ground swimming pool. The swimming pool had a new liner installed last summer, and a new cover this fall.
