The Setup

Utilities: Owner pays electricity. Tenant is responsible for gas, water/sewer, and 50% of shared garbage.
Yard Care: Tenant maintains the yard. Landlord will pitch in during May-July when vegetation is heavy. Plenty of room for gardening including beds!
Renter's Insurance: Required for all tenants.
Screening: Applicants will undergo standard screening, which may include credit, background, and rental history, as well at least two reference checks for every adult occupant in accordance with applicable laws.
Smoking & Cannabis Use: Smoking of any kind and vaping is not allowed on the entire premises. No marijuana, medical or otherwise, may be grown on the premises without the prior written consent of Owner; however, Renter is free to consume edibles and other *smokeless* marijuana.
Pets: Up to one pet considered with references and additional pet rent ($40/month).
Housing Assistance: Applicants using housing vouchers (including Section 8) are welcome and will be considered in accordance with fair housing requirements.
