The Gig Harbor trolley and Pierce Transit bus-stop is one street over on Peacock Hill, which provides easy access to downtown Gig Harbor and the waterfront, Uptown Gig Harbor, and the Gig Harbor North shopping area. Elementary school students living on 102nd Street Court attend the brand-new Swift Water Elementary school, which is across from the YMCA. Future development plans for the Gig Harbor North area include a park on Borgen Boulevard, a Village Center. Yard and lawn maintenance will be the responsibility of the tenant(s), and should the yard and lawn be poorly maintained, the landlord will have the option to hire a yard maintenance service and increase the rent to cover the additional costs. The costs for all utilities, cable TV and internet services, and garbage, recycling, and yard waste removal services will be the responsibility of the tenant(s). PET POLICY: One small dog is permissible with the addition of a Pet Agreement. The Pet Agreement would require raising the rental's deposit by $600 as well as paying a non-refundable Pet Fee of $600. The dog would need to be spayed or neutered, fully house trained, non-destructive, and it may not create a barking nuisance for the neighbors. Upon termination of the rental agreement, the costs for having the house and carpets professional cleaned will be deducted from the deposit, in addition to the costs for repairing any damages that extend beyond normal wear and tear. Holes left in walls from fasteners such as picture hangers, nails and screws will not be considered normal wear and tear, and the costs for repairing such will be deducted from the deposit. The first and last month's rents, rental deposit, and any applicable pet fee(s) are required at move-in. Tenant screening will include checking: credit history, public records, criminal records, income verification, and rental history. The tenant screening fee is to be paid by the applicant(s). Separate screening reports and fees are required for non-married applicants. The landlord will not accept reusable/portable tenant screening reports. The costs for utilities, cable and internet service, as well as garbage, recycling, and yard-waste removal will be the responsibility of the tenant. The tenant will be responsible for maintaining the yard and lawn. Tenant(s) may not sublease any or part of the rental property and only approved tenant(s) may occupy the rental property, unless prior written approval is provided by the landlord prior to additional tenants moving in. Applicant(s) who intend to stay multiple years and who are willing and able to assist with minor maintenance are desirable.
