    1803 BOVINA FARM ON 78 ACS WITH PRIVACY, 1AC+- POND AND 1/4 MILE PRIVATE FRONTAGE ON THE LITTLE DELAWARE RIVER: Bring your fishing poles, you won't need much else when you purchase this historical Bovina homestead which includes a 2-story, 2384 sq ft, 4 BR 2 BA home, a small dairy barn (needs some work), an original cold cellar, some small outbuildings (shed, garage, workshop, milkhouse), a beautiful swimming pond, private frontage on a stocked trout stream, and gorgeous property (adjacent to DEP land), about 1/4 in lawn with colorful naturalized perennial plantings and mowed fields, while the rest of the property is wooded, with some mature timber, and extensive hiking/4x4ing trails throughout. Known as the Ormiston Farm, settled by Scottish immigrants, this original post and beam farmhouse built in the early 1800s, was later enlarged with an early framed addition, which the current owners extensively renovated and modernized, and later added a lovely 3-season sunporch across the width of the house--arriving at the configuration of the house as it stands today. HOUSE DETAILS: The home was originally built as a standard center hall colonial, with living room off to one side, parlor (now dining room and sitting area) off to the other, and a tiny kitchen in the back. Upstairs were two bedrooms. The later expansion included a larger kitchen, (the original kitchen woodstove has been converted to kerosene and still services the kitchen), then bathroom and laundry room downstairs, and two more bedrooms and another bathroom upstairs. Also, somewhere in that time period, a laid up stone basement was added. The home is spring fed, as were all the early farms, and a better tasting water you have never experienced, with full filtration as well. The septic was recently upgraded by the DEP, and is state of the art. THE LAND: I cannot say enough about the setting of this property. The owners have occupied it for the last 52 years, and have fastidiously added perennial plantings that enhance every corner of the landscape, and they are planted so that something is blooming all the time. I was lucky to see the rhododendrons in bloom, the multi-flora rosa, the bearded iris, the poppies, just to name a few--but you really have to see it to fully appreciate the fine garden esthetics. Also, let me not forget to mention the high bush blueberry bushes, which I especially appreciated when the owners fed me homemade, made from scratch blueberry muffins from the home grown fruit. IN SHORT, for the owners, working the land has been a labor of love, and their hope is that the next owners will appreciate both the history and the beauty of this homestead as they open the next chapter, in the future of this iconic, family farm.
