    This 1940's home was recently updated with new floors, windows, and insulation. The kitchen is remodeled and features new appliances. It is located in a quiet and safe neighborhood close to bus lines and light rail, restaurants, and shopping. The property includes a large fenced yard with a well-maintained garden and veggie boxes for growing your own food. Lots of space for outdoor activities. This is a great home for families. 12 month lease with potential renewal option. We (the owners) have lived here since 2019 and love the space, but we will be moving away for at least one year starting this September. The rental may be available beyond this initial year, but we will not know until early 2025. We are happy to discuss this further with potential renters. Renter is responsible for electric and water, sewer, garbage bills. First month's rent and deposit due at signing. No smoking allowed. Small pets up to 40 pounds permitted with pre-approval by homeowner and additional $500 annual fee. Owners will maintain the yard quarterly. RENTER CRITERIA Employment History: Provide a copy of most recent paystub and reference to verify steady employment for at least last two years. Self-employed persons should provide W-2s for the last 1-2 years to show predictable income. Income Requirement: 2.5:1 income:rent ratio. $7,000+/month net income from verifiable wages and/or vouchers or government issued payments. Credit History: 720+ credit score Rental History: Each rental applicant must be able to demonstrate a pattern of meeting their rental or mortgage obligations, leaving prior properties in good condition and not having a pattern of complaints from neighbors. Applicant should be able to provide references from previous housing provider(s) unless it is their first rental for a minimum of 12-24 months, and have no prior evictions. Criminal Records: Housing providers may not inquire in to, nor require disclosure of, any types of arrest or criminal records or convictions for any applicant of a rental property located in Seattle, except for sex offense convictions which occurred when the applicant/individual was an adult, and which require the applicant/individual to be a lifetime registrant on any local, state, or federal sex offender registry list. All applications for tenancy at Seattle rental properties must include a notice which states this information. If a housing provider screens prospective occupants for sex offender registry information, the written notice shall also include this screening criteria and must inform applicants that they may provide any supplemental information related to an individual's rehabilitation, good conduct, and facts or explanations regarding their registry information for use by the landlord when determining if a legitimate business reason exists for denying the applicant/individual. Required Fees & Documentation: The applicant must bring all items requested to the showing (photo ID, application fee, information needed to complete application), and be able to pay full deposit and rent requested. Attend In-person Tour: The applicant must attend an in-person tour with the housing provider.
