Tenants must vacate the Property by 11:59 PM on the lease end date unless a new lease is signed. Any unauthorized occupancy beyond the lease term will result in daily holdover fees of [e.g., double the daily rent amount] and immediate legal action for eviction. 2. Unauthorized subleasing will result in immediate termination of the lease. 12. Legal fees incurred for eviction or property damage will be charged to the Tenant. 16. Condition Upon Move-Out The Property must be returned in the same condition as at the start of the lease, excluding normal wear and tear. The Tenant must remove all personal belongings by the move-out date. Items left behind will be disposed of at the Tenant's expense. The Tenant agrees to pay cleaning fees if the Property is not returned in move-in condition. 17. Squatter Prevention Unauthorized occupancy, refusal to vacate, or failure to surrender keys upon lease termination will result in immediate legal action under Texas property law.
