RENTAL CRITERIA & SCREENING REQUIREMENTS: * Each occupant 18 years or older must apply and agree to a full background check. The non-refundable third-party $39.99 per applicant screening fee is made through the Transunion Credit Bureau via the Azibo platform. * A copy of a valid photo ID. * Financial qualification of income must equal three (3) times the monthly rent, excluding utilities. ($6,900/month) Proof of income must be provided showing at least two (2) consistent months meeting or exceeding the criteria. My policy for income combination is "2 + 1", meaning two applicants may combine their income to financially qualify together. Each additional applicant must earn three (3) times the monthly rent individually. In the case of a guarantor, the guarantor must earn (5) five times the monthly rent. * A minimum credit score of 700 is required for single occupancy. For double occupancy, the primary occupant must have a credit score of 700 or higher, and the second occupant must have a credit score of at least 680. For occupancy exceeding two people, each additional occupant must have a minimum credit score of 700. * Documentation of all income such as pay stubs, tax returns, bank statements, rental assistance vouchers, etc. I accept verifiable documentation of all income sources. * Proof of previous address such as a bill. * No portable screening reports are accepted. * Applications for tenancy will only be accepted from prospective tenants who have physically viewed the property. o If your application is approved for tenancy, you must accept or decline the offer in writing within 48 hours of receiving notification. Convictions may be subject to denial. Applicants may supply statements of probable cause, records of conviction, and any other information for any items on record. Individual assessments may be performed, and additional charges may apply to the applicant. * Student loans and medical collections are not considered in the standard rental criteria. Utilities: * Tenants establish their own separately metered Seattle City Light (electricity) accounts at move-in. * Tenants an equal share of the bi-monthly Seattle Public Utilities billing, within ten (10) days of receipt from the owner. There is a $10 late charge for utility bills more than 10 days of receipt. Water is not separately metered. The total bill is divided and prorated equally according to the number of occupied units. This means the bill fluctuates depending on whether both duplex units are occupied or not. * Tenants agree to take out garbage, recycle, and food and yard bins the day before collection, and return them after collection. Units are assigned alternating months for taking out and bringing in bins. A written schedule is provided by the owner. * Extra garbage collection fees are billed to the unit(s) responsible for the extra charge. When this cannot be determined, charges are divided equally according to the number of occupied units. * The owner e-mails actual SPU bills to each unit with a statement (free) breaking down each unit's share amount due. 2.) Renter's Insurance: * Renter's insurance is required. Tenant agrees to provide: * Written proof of insurance from your insurance company. Your Renter's Policy must: o Include at least $100,000 in personal liability insurance. o Have policy effective dates that cover the term of your current lease. o Policy must name Erik Stanford as an 'interested party' (alternatively called 'Additional Interest' or 'Additional Insured') with my address (Provided at lease signing.) Note: This does not permit me access to your personal information, only to be notified whenever the policy status changes. 3.) Yard Maintenance: Tenant agrees to share ongoing lawn/yard maintenance (mowing/edging) with neighboring tenant at 3943 S Hudson St. Alternating months has worked well in the past. On-site lawn mower and trimmer are provided as a courtesy. Tenants are responsible for keeping the mower securely locked in basement when not in use. When away for extended periods, tenants agree to plan for yard coverage or hire a professional. Tenants may agree to share the cost of regular scheduled lawn care. The yard is to be kept in the same condition as the time of the original lease signing. Tenants agree to clean up after animals in a timely manner. 4.) Hardwood Floors: Area rugs are recommended on hardwood floors, and a 'no shoes' policy is recommended. 5.) Quartz Countertop: In the event of damage, the tenant agrees to keep any chips to enable a quality repair. Damage to countertop will be professionally repaired at tenant's expense. 6.) Furnace Filter Management: Tenants agree to replace furnace filters every 3 months during seasonal use at tenant's expense. Filters are size is 16" x 20"x 4" (Honeywell Model FC100A1003 or equivalent, MERV 11). 7.) Window Screens: Any damaged window screens and/or screen frames will be repaired or replaced at the tenant's expense. 8.) Holiday Lighting and Satellite Dishes: Mounting holiday lighting or Satellite dishes on the exterior is prohibited. 9.) Back Deck: No planter boxes/pots or barbecue grills are permitted on the back deck. 10.) Security Deposit: Equal to one (1) month's rent. 11.) Pets: No pets are preferred. For pet lovers, one small dog (under 20 lbs) or a short-haired cat is welcome for an additional $50 per month and an additional pet deposit, as long as your pet is not likely to cause property damage.
