No evictions or eviction filings in the last 5 years, or certain criminal convictions in the last 10 years. No residential Equifax Credit score below 620. Scores are averaged for multiple applicants. No combined monthly household income of less than 3x rent. Income is combined for multiple applicants. Need to be able to show clean rental history (unless first time renting). I process applications in the order that they are received. Owner pays for water, renter pays for gas and electric. No smoking allowed. Rent is considered late after the 3rd of the month. Pets are allowed if they are quiet and clean, and with an extra non-refundable deposit.
