    What's special

We are subletting our sunny, top-floor studio as of May 1.This apartment requires co-op board approval so move-in date is flexible. Floorplan is attached and more photos to come; the apartment is currently being repainted. Showing Schedule-- MONDAY, April 27: After 7:00 PM TUESDAY, April 28: After 4:00 PM WEDNESDAY, April 29: After 4:00 PM THURSDAY, April 30: All Day Utilities Heat and hot water included. Electricity and cooking gas are the expense of the tenant. The vestibule contains small built-in bookshelves plus a closet. It is perfect for a dining room or office; we used it for a 90" table that seats 6 and a small dining credenza. Floorplan The main room easily fits an 86" sofa or longer, depending on how you would like to use your space plus coffee table. On the other side of the room, you can fit up to a California King bed, bookcases, nightstands. The main room also a closet. The bathroom is vintage blue tile with a built-in hamper, which has been restored and refinished. New commode and sink with storage. Vintage mirror an an elegant chrome train rack mounted for additional storage. If you like 20's, you'll like the bathroom. If you don't, it is still usable. In the hallway, you will find two generous closets, one with shelving; the other with a pole-rod. Huge kitchen with new stainless steel appliances and butcher block counter. It's updated vintage. Refinished original wood cabinets that go all the way to the ceiling. New, stainless stove and refrigerator that have not yet been installed. No D/W, sorry. Large eat-in area and/or space for more storage. Vinyl flooring. New roof so you can enjoy the light and quiet of being on the top-floor without the traditional disadvantage of having to worry about leaks. No roof deck or roof access but you will have access to a groundfloor shared courtyard. Building / Nabe Our building has on-site laundry. Friendly, reasonable neighbors. Very short walk to the Q train at Parkside Avenue; even shorter walk to the B41. This is a standard issue pre-war co-op; not a luxury building. Quick walk to Duane Reade, Dunkin Donuts, independent coffee shops. 4 blocks to Prospect Park. REQUIREMENTS To be approved, you will need to pass co-op board approval so please have good credit, good income or a guarantor, strong personal references and good landlord references. To move in, you will need to provide 1st month's rent ($1375) + 1 month security deposit ($1375) = $2750 total Income requirement is ~40x rent so minimum of $55k. If you don't have that income and wish to use a guarantor, your guarantor will need to have 80x-100x rent so $112k - $140k. We're reasonable, friendly people looking to rent to the same. We look forward to hearing from you. Heat and water included. Tenant pays for electricity, cooking gas and any other utilities. Good credit and income (~40x rent) required.
