    Hi all :) I'm moving abroad for the next several years and looking for someone to rent my entire 2-3 bedroom apt, top-floor of a duplex for a long-term lease. - Date Available: Jan 1, 2026 (Move in date is a little flexible -- as early as Dec 22) - Rent: $5,195/month (unfurnished) or $5,975/month (furnished) - Deposit: $5,195 (unfurnished) or $5,975 (furnished) - House bills: ~$80-140/month/person (covers: high speed internet, pg&e, water, trash. Total depends on pg&e's mood.) - Maximum number of people: 3 - No smoking in house FURNISHED or UNFURNISHED - I'm currently undecided whether to rent the apartment out unfurnished ($5,195/month), OR as a "move-in-ready" completely furnished apartment. See all in the pics. The 2 queen beds are tilt-up storage beds, and the modular couch seats in Bed #3 all tilt up for hidden storage too. Super handy). I'm also open to selling some furniture if that's preferred. BEDROOM #1: - Tons of sunlight pours through 2 windows - Lovely tree outside your window - Nice and quiet which is a rare thing in the Mission - Closet with 10ft of hanging space, 10ft of shelving and tall vertical storage. - Room dimensions: 11'7" x 10'4" (Furniture shown in pics is not existing furniture. I'll try to take updated photos.) BEDROOM #2: - Tons of sunlight pours in through the skylight (with operable black-out shade) - One window faces a lightwell ie. no view - Closet with 5ft of hanging space, 5ft of shelving and tall vertical storage (same size closet as in Bed #1, just configured differently). - Permanent/built-in floating wall storage cabinets - Room dimensions: 10'7" x 10'4" (bedroom with the painting of yellow tree above bed) BEDROOM #3/OFFICE/DEN - Small-sized room currently used as an office - Permanent/built-in floating wall desk - Room dimensions: 10'10" x 8'0" (room with the painting of bright flowers above the couch) KITCHEN - Plenty of storage cabinets and built-in hall closet and pantry original to 1907 construction - Like-new appliances: fridge, gas stove, built-in microwave, dishwasher LAUNDRY ROOM - Large size washing machine and dryer shared by everyone in the two apartments - Room for 1-2 bikes REAR GARDEN - Shared space with lower apartment - Multiple outdoor seating areas to relax and gather with friends APARTMENT/BUILDING: - 2nd/top floor of a 1907 duplex, 9.5ft tall ceilings, 3 bedrooms, hardwood floors, living room, large kitchen, dishwasher, laundry room with washer & dryer, 1 bathroom with tub, no smoking in the apartment. Pot ok occasionally (outside in backyard). - The downstairs neighbor is an old friend. He and I purchased this duplex a few years ago. His apartment downstairs has a very similar layout to mine, and he shares it with 1 roommate. They don't have laundry so they use ours upstairs, and the backyard of course is a completely shared space. Since we're all very close friends, we currently have an open-door policy, but that of course would be adjusted with new folks moving in. We do hope to continue the warm, friendly, relaxed vibe we have going on here, but there's certainly no requirement to all be "best friends." - All bills are divided equally between all members of the 2 apartments (which has ranged from 3 to 5 people over the years). - Pet Policy: Depends on the pet. The downstairs neighbor has a very sweet, friendly, medium sized dog. LOCATION, TRANSPORTATION & NEIGHBORHOOD - Situated on a quiet lane at the intersection of the Mission, Castro, and Hayes Valley neighborhoods - Bart, Muni, trains, trams and bus lines: J, K, L, M, N, 6, 7, 14, 49, 22 all within a few minutes walk from the front door. Take off in any direction. Be downtown in minutes. - Bike lanes in every direction. About a 10-15 min easy bike ride down Market St gets you to downtown/financial district. - Loads of restaurants, bars, cafes, Whole Foods, Safeway, Trader Joes, Rainbow...either what you want is at your doorstep or just a short walk/bike-ride - Valencia corridor, Duboce Park, Dolores Park...all minutes away - Parking: on-street parking only. I have a car (with a "S" neighborhood parking permit) and finding a spot is rarely an issue - Short walk away from numerous Tech shuttle bus stops Please reach out, and let me know a little about yourself, why you're moving, If you're interested in furnished or unfurnished, what your work situation looks like (ie. do you work from home, an office, travel a lot...), what you'd consider your ideal housing situation...
