The room's whimsical backsplash, made of hand-crafted cement tile from Mosaic House, was featured in the New York Times. Other highlights on the first floor include a powder room, large dining room which opens to an outside dining deck, a roomy den/office (or potential 6th bedroom), and mud/laundry room with full bath. On the second floor you'll find a graciously appointed primary suite with automatic shades, large dressing room and bath. Four additional en-suite bedrooms, including a charming six-bed bunk room, rounds out the bedroom count. Besides the ever-present views, the outside space has Ipe and bluestone decking, a heated gunite pool with built-in spa, and plantings of beach grasses, bayberry, and hydrangea from famed landscape designer Mario Nievera. According to the home's architect, the future buyer for 40 Ocean will be treated to "two magic moments" during the day. "In the early morning, there is amazing light that comes across the water to the east when all the egrets and birds are dancing on the glistening water. And the house takes on an alpenglow as the sun sets over the marsh to the west. By far, this was one of my favorite projects. I hope the new owners will find as much magic as my clients - and I - have."
