This home is owned and offered for rent by the mobile home park. It was recently remodeled with new windows, flooring, cabinets and fixtures throughout the home. Home has a deck and a laundry room, we do not provide washer / dryer. - Rent includes Lot Rent and 90 gallon garbage bin picked up weekly. - Recycling fee for 90 gallon bin is $2/month and is required by the City. - Gas + Electric bill monthly average is $ 135 - Water + Sewer bill monthly average is $40 - Initial Lease Term is One Year, then month to month after first year. Security Deposit is $1200. This amount is required, along with first month's rent, in full to rent this home. Home is available now, or we can hold up to 30 days with payment of Security Deposit. - Pets: Cats or Dogs are allowed, maximum of 3 pets total, no more than 2 dogs, no aggressive breeds are allowed. Monthly pet fee per dog is $8, no fee for cats. Pets must be leashed (including cats) any time they are outside of the home. BIrds, hamsters and fish (no larger than 40 gallon tank) are also allowed. No other pets are allowed. - Application fee is $40 per adult. We do not accept Section 8. We verify Credit, Criminal Background, Eviction Background, Rental History and Employment History. Basic approval requirements are: Credit score 550+, Minimum 2 yrs recent verifiable rental history as a Leaseholder (from the owner of the property or a management company), or mortgage history. No evictions for past 5 yrs, No criminal for past 10 yrs (a FEW traffic/vehicle misdemeanors allowed).
