I own a one-bedroom, one-bathroom condo in the Park Lafayette building at 400 South Lafayette St. This is a secure and well-maintained building with onsite manager, just steps (1/2 block) from Washington Park. The perfect location to enjoy Denver's best park, a short distance to Cherry Creek, Bonnie Brae, the restaurants on Old South Gaylord Street, and a short commute by bike or car to downtown. This is a west-facing unit with a spacious balcony. A reserved covered parking spot is included. The unit features a modern kitchen with stainless steel appliances and glass tile backsplash. Quartz countertops, cherry cabinets, and travertine floors in kitchen and bath. Many updates to the unit completed in the last two days: new hardwood floors in living and dining room, new carpet in bedroom, new light fixtures in bath, plus a fresh coat of paint throughout the whole unit. In addition to the walk-in closet, there are 2 additional closets, and a separate storage unit in the building. Building amenities include an indoor swimming pool, hot tub, tennis court, small work out room, sauna, and party room with a pool table. There is a large laundry room in the building with 5 washers and 5 dryers. There have only been 2 tenants in this unit over the past 10 years, so I'm looking for a great new tenant--quiet, professional, very respectful of neighbors, clean, and gainfully employed. No pets of any kind are allowed, and no smoking of any kind is allowed in the unit or the entire building (including balconies.) I'll be looking for strong rental references, plus a solid employment history, please. In return, I'll be a responsive landlord who lives in the neighborhood, always easy to reach. Rent is $ 1,375 per month. One year lease is preferred to start, but it's always nice to find someone who is at least open-minded to calling this Wash Park unit "home" for longer than that!
