**AMAZING AMAZING LOCATION, BEAUTIFUL HOUSE BEING UPDATED TOP TO BOTTOM!! By Jan 1 (and you could move in sooner if you don't mind them doing the finishing touches those first couple weeks), the renovations will be complete and it will be basically brand new and ready to be loved.* This house is right off of Exit 284 - one of the best eating and shopping locales in Utah, but a few streets in so it's tucked gently into a great neighborhood with parks just a short walk on both sides. The Primary bathroom will have a double shower head (also on a digital thermometer and one being a rain shower head). The stair will be the jewel of then home with hardwood and black sophisticated railing. The kitchen is now very large and open with tons of counter and cabinet space, and the list goes on. This home has so much light, a great flow, beautiful touches, high end fixtures and is in an absolutely amazing location right off of Thanksgiving point! It has parks very close on both sides of the home and also backs up to a walking path that passes across the back yard. It is currently in the end stages of a complete home renovation where I focused on optimizing the layout and design for family life by moving the laundry room (which was by the garage) upstairs where the primary and two secondary bedrooms are, and then recreating the kitchen so that it is now huge and so open! There is an additional den and bedroom in the basement as well, with two large closets and a nice open full bathroom with additional storage. We could also discuss adding a second laundry area in the basement if you would like because there are a few good options for that and I'd like the buyer's preference before moving forward on that. We also checked as we worked in all the rooms for outdated or poor workmanship, as so many homes suffer from that! The contractor did 'smoke tests' to find any seal ruptures in the plumbing and vents, we had the panel updated and wiring checked, etc. Delta brand faucets (and Brizo in the kitchen) were used for every plumbing fixture in the main and top floors because those need to be well made from the most reputable companies to avoid issues in the future, as the better branded hardware have lifetime warranties and excellent quality and the last thing I (and I figure you) would want to deal with is water damage from an upstairs plumbing fixture going bad. All baseboards, doors, hardware, casing, carpets and vinyl flooring have been updated and all the bathrooms are completely remodeled (or will be, as I'm still in the finishing of that when writing this ;). Also for peace of mind, before finishing the basement - because this area has a high water table and this home did have water in the basement during heavy rainstorms in a past life - we put in a $10,000+ perimeter drain from Davenport along the interior perimeter walls, and then waited a few years before finishing the basement, to make sure that that was safe and dry! Since that install, we have never had an incident of water except once because we had not maintained the pump. We since flood cut the entire basement, and also had the pump inspected, maintained and upgraded with an alarm so that this should never be a worry again. So during this last hurricane storm - when the neighbors and people all over Utah county had water in the basements, we were still dry - and that is a relief to have already built into the walls! It is my belief and hope that this home is now set to be an amazing and happy home for its next family; a place of beauty, safety and comfort. I wanted to create a wonderful place to live, filled with light and beauty, high end finishes and with a great flow, situated in a happening area but off the path enough to be cozy and neighborly.
