Rental Property Description & Lease Terms Lease Term - Minimum 12-month lease. - No short-term rentals, subleasing, or Airbnb use without prior written approval from the landlord. Rent & Security Deposit - Monthly Rent: $2000 - Security Deposit: $2000 - Available Date: Utilities - Tenant is responsible for establishing and maintaining their own electric service and paying the electric bill directly. - Water and sewer will remain in the landlord's name. - Tenant will be billed for water and sewer every two months after Jefferson Parish issues the bill. This arrangement may be negotiable by agreement between the landlord and tenant. Yard Maintenance - Yard maintenance responsibilities will be discussed and agreed upon between the property manager and tenant before move-in. - If the tenant is responsible for lawn care, the property must be maintained in a clean and reasonable condition throughout the lease. Smoking - No smoking or vaping is permitted inside the property. Pet Policy - No cats. - Large dogs are not permitted. - Any permitted pets must receive prior written approval from the landlord/property manager. - Pet restrictions, deposits, and/or monthly pet rent will be discussed during the application process. - Assistance animals will be handled in accordance with applicable law. Occupancy - Maximum number of occupants: 6 - All occupants must be listed on the lease and approved by the landlord/property manager. Rental Qualifications Applicants should be prepared to provide: - Valid government-issued identification. - Proof of income and employment. - Rental history and/or references. - Authorization for a credit and background check. - Minimum gross monthly income requirement: _____x monthly rent. - Minimum credit score requirement: _____ (if applicable). Renter's Insurance - Renter's insurance is required/recommended. - Proof of insurance must be provided before move-in if required by the lease. Move-In & Move-Out - Security deposit and first month's rent must be paid according to the lease before move-in. - Tenant must provide the required written notice before moving out. - Property must be returned in substantially the same condition as received, ordinary wear and tear excepted. Additional Terms - All applicants are subject to the same application and screening requirements. - Final rental terms and responsibilities will be outlined in the signed lease agreement. - Landlord/property manager reserves the right to require additional documentation or deposits as permitted by applicable law.
