This is a tiny house that was moved from a trailer and put onto a foundation. It has tongue and groove pine walls and ceiling for a woodsy feel. There are two sleeping lofts, with a narrow ladder for access. The spacious kitchen is equipped with granite countertops and a gas stove. There is also a two in one washer/dryer unit in the space! The bathroom is snug but has a full size shower that won't feel tiny at all. The fully enclosed backyard is perfect for dogs and the two car driveway keeps your car off the street for parking. Close to Walmart, Costco, and Fred Meyer and only 5 minutes from the freeway you can get anywhere you need within minutes from the tiny house. Tenant will pay for all ultilities including propane, electric, and city utilities (water, sewer, and trash). The on-site propane tank is filled twice a year and on average the montly cost is $65; a large bill will arrive when the tank is filled semi annually. Tenant will need to organize an account with the propane company to pay the bill. If a month to month lease is arrainged the owner will retain responsibility for all utilities and roll the cost into a higher monthly mortgage. Leases are typically year long or month to month at a higher price of $1500 and all utilities would remain in the owner's name. We will require a background check as well as a credit check. We will also call pervious landlords and employment to verify. This is a non smoking (of any kind) home, you are welcome to smoke outside but we ask you to not smoke in the house as the wood absorbs all smells. We required tenants to maintain lawn care or hire it out, we have a service we use and can add into the mortgage if preferred for $100/month. A separate rental application must be processed on all prospective residents 18 years of age or older and all emancipated minors with written evidence of legal emancipation. A valid,government-issued photo identification is required at the time of application to confirm identity. All prospective residents will be screened for approval based on the criteria below. INCOME Income Applicant(s) must have a legal, verifiable source of income. The gross sum of legal, verifiable income must be equal to a minimum of 2.5 times the monthly rent. All applicants will be asked to produce written proof of legal, verifiable income including, but not limited to: Four (4) consecutive and most recent pay stubs; spousal and/or child support payments; GI, disability, or welfare benefits; Social Security payments; job offer, on employer letterhead, stating employment start date and salary; investment or retirement income; current bank statements verifying savings, checking or other liquid account holdings equal to 2 times the monthly rent equal to the requested lease term; tax returns or W2 forms; or any other form of legal, verifiable income. RENTAL HISTORY Applicants must provide rental and/or payment history for the past 24 months from a landlord, apartment community or mortgage company. Acceptable rental/payment history includes no more than one (1) late payments or returned checks per year of residency as well as compliance with all community policies. Reference information from family members or friends will not be considered.
