Any material changes to the property (e.g. no painting or any modification of the interior and exterior of the property without explicit permission from the Landlord. The Tenant agrees to follow the Virginia lease as given by the Landlord. The Tenant will be held responsible for any damage caused by him/her during his/her stay at the Landlord's discretion. If the Tenant defaults in the payment of rent, or violates any lease term as given by the Landlord, the Landlord may give the Tenant's five days' notice that a violation had occurred. If the Tenant does not correct the violation or make payment of rent in this amount of time, the Landlord may then give the Tenant two days' written notice of the termination of the agreement. At the end of that period, if the Tenant had not vacated the premises, the Landlord may begin eviction procedure in Municipal Court. The Tenant is responsible for the behavior of his/her friends, invited guests or any other people on the premises with his/her permission. Each tenant who signs this lease may be held individually responsible for any and all Tenant liabilities, or all Tenants may be held collectively responsible, at the discretion of the Landlord. In the application of remedies, the Tenant had an obligation to mitigate damages.
