The room is currently occupied and won't be available till August 5 The room is located through the outside patio entrance. I live at the front of the house. Room is located at the back of the house. The patio is for your use only. The patio is a path to get to private locked storage or to the backyard and bring items to the backyard. I'm very considerate and don't access the patio when you are there unless I need to access storage or bring items. The patio has a compact washer for your use. No heavy items. There are many local laundromats in the community for heavy items. The washer is shared by me and maintained by me. I use the washer once every 2 weeks to check everything is working fine. The washer is new and has a dryer feature- foldable dry rack available. I mainly do my laundry down the street. The room is furnished and has a walk in closet and has its own secured entrance, comes with a regrigerator, mircrowave, tea kettle, individal coffee maker, plenty of cabinet space, air conditioner and ceiling fan. The space is adjacent to a park and is in CityTerrace,- Los Angeles. There is a local farmers' market every week on Thursday. You will have access to high speed internet no problem so there will be no problem on connecting to wifi or the internet slowing down. Intener and utilities are included with the cost of rent. I also have a veggie garden and you are able to pick when veggies are available. This special place is close to everything: Downtown, Hollywood, USC, Dodger Stadium, Cal State, Chinatown, Olvera, Dash & Metro Rail. There is a dash bus that takes you to local shops for easy shopping and getting back. Adjacent to a park, great coffee/breakfast shops, and markets within walking distance. Patio has been updated with new items. If items are damaged or overuse,Iiwilll update items in the room. Parking : there is a shared parking. I usually park on the street. must be able to back in for parking to exit the area. parking space is for a compact car or suv. Utilities, water and internet included on cost of rental. Renter is responsible for any damages. Small wear and tear is fine. No open flames such as lit candle, or smoking on the premises. No drinking on premises, no loud gathering, or noises, arguing, fighting, and must respect parking arrangements. The cost of utilities, cleaning of the patio, and the internet is included in the monthly rent payment. Please be considerate and do not leave appliances and air conditioner when not in use - owner may apply extra fee if exceed normal use. No outside furniture and appliance without approval. The owner has 24-hour access to the outside space. No outside signs on any doors facing the outdoor space. No overnight guest. No blockage of outside path - no unauthorized locks, patio not to be used as storage, patio must be maintained clean and clear of items from the patio door to storage and back yard. Due to being next to a park, the e owner will deep-clean the patio twice a month to eliminate dust and debris.
