Unfinished downstairs totals 400 square feet. * Downstairs is an Unfinished cement basement you could use for extra storage space * Private, locking, detached garage for storage (not meant for car). * Huge laundry room. Washer/Dryer in wash-room, if you need to use it, it can stay for just $25 per month. Otherwise, you can bring your own washer/dryer in and I'll store mine. * Laundry room opens to parking area. Great for mudroom and extra storage area (22.6 x 6.8) * Big Yard! Landlord pays for irrigation water in the summer that you use to water lawn AND I provide a lawn mower for you to use. * Great private landlord ~ I can usually get problems fixed within a few days. RENTAL SPECIFICS: * Tenant pays just $50/month towards the Water/Sewer/Garbage bill. Power & Gas must be put into tenants name and together total about $90 per month. *Can be furnished for additional monthly fee please ask if you need it furnished. * All Contracts MUST be for 1 year OR follow the following 7mo/5mo schedule: January 1 to July 31 and August 1 to December 31. I do not do month to month. At the end of the lease, contract is renewable for next contract dates if things are going well. One year contracts are preferred. * If friends or significant others are looking to rent the home with you please be aware that I do not put the lease into two names. You work out who is the main applicant and that is who I collect rent from. I don't split contracts/rent/deposits/etc. * Looking for Quiet, Respectful Renters. * No parties. I understand this is a college town and some people want to throw parties. This is not the right house, nor landlord, for people who want to throw parties or have loud get-togethers.* No smoking anything in or on the premises of the home. Preference will be given to non-smokers. REQUIREMENTS: First months rent of $725 (base plus wsg) and 1 month security deposit required prior to move-in. Deposit is refundable minus a $75 re-listing fee. PET POLICY: * We love pets but VERY picky due to past issues. * NO EXCEPTIONS ON THE PET REQUIREMENTS. * ALL PETS Must be at least 2 years old! Must be Completely House Trained! Must be quiet! Must have lived with you for at least 6 months prior to applying! * Having a pet raises rent by $25 per month for 1 pet; $35 per month for 2 pets. Plus requires an additional $200 pet deposit for 1 pet; $300 pet deposit for 2 pets ($50 pet deposit is non-refundable for 1 pet or $100 non-refundable for 2 pets). * There is a yard with a small fenced area. * 1 or 2 dogs/cats okay. * Any other types of animals (reptiles, fish, etc) need to be approved and discussed on application! All pets will raise rent at least $10 per month. * Pets cannot be left in locked bedroom nor left outside while tenant is gone during the day.
