Nice Neighborhood: Elementary and middle schools are around the corner on 39th Ave, which are close enough to walk to, but we don't get the school traffic on Augusta. Neighbors are friendly. No HOA, but we have a neighborhood association (UNA) which distributes a monthly newsletter of "happenings" if you like community involvement. The UNA also has monthly meetings at the middle school with various guest speakers.
