I’m listing the house for sale because my wife passed, my son has left for college, I sold my business, and I want to live elsewhere in the long term. I’ve lived in Lakeview for 25 years, the last 19 on Hermitage Avenue and I feel that I understand the type of buyer that typically moves into this block of Ravenswood/North Center. People buy in the area, tear down, gut rehab or spend big money on upgrades. Then some of them shoot commercials or movies in their houses. Low cost real estate deals are not the draw here, it’s location. At 4012 N Hermitage, the CTA train station is one block away, a METRA boarding point is 1 mile away, frequent buses stop at the Irving Park and Hermitage corner 50 yards close by. The Southport Corridor starts 0.4 miles away, Wrigley Field is a 1.1 mile walk and the lakefront is 1.5 miles due east. Uber or Lyft whisk you in just a few minutes to Michigan Avenue. The block has a residential parking zone which makes spaces in front of the house commonly available (spaces in addition to the detached 2 car garage). The alley is extra wide and accommodates large trucks and two-way simultaneous traffic. Black Bear Academy is a one third mile walk, St. Benedict Prep or Coonley Public are both a 0.7 mile walk, and Lane Tech is 1.9 miles away. Policing on this street has been good during the last 19 years with a recent former mayor (who is also a former US rep.) living two blocks north on Hermitage. I’m listing the house at $1,000,000 for a buyer who primarily wants a space on this block and doesn’t require a price haggling exercise. The property is listed AS IS with contents to be kept or tossed by the buyer because I don’t want the contents and don’t want to handle disposal. I anticipate a typical buyer on this block will consider this house a tear down, gut rehab project, a rental property, an AIRBNB option or whatever. I have no time frame in which to sell, so please DO NOT contact me with an intent to negotiate price. I want several weeks to move out. If a buyer wants it sooner to get started on projects, for $100,000 more I can be out sooner. I will employ an attorney for required paperwork. If you’re interested, please email or text; do not telephone. As far as I can tell the city is still in some sort of COVID restriction regime and therefore there will be no visits to the house allowed, with the exception of the inspection.
This property is off market, which means it's not currently listed for sale or rent on Zillow. This may be different from what's available on other websites or public sources.
