A flexibly furnished three-story home in Mueller directly across from Taniguchi Park, with four bedrooms, 3.5 baths, an office, and a top-floor balcony overlooking downtown Austin. The house has red oak floors throughout, two primary suites (each with double sinks and a shower or tub), and two additional bedrooms. Closets are ample throughout: one primary has a large walk-in, the other has two smaller walk-ins. A walk-in kitchen pantry, a two-car garage with overhead wall storage, and the downtown-view balcony round out the main spaces. A second, smaller balcony is usable but houses two AC condensers. The front porch fits two chairs, and roll-down sun shades cover both the front porch and the top balcony. Curbside parking alongside the building has always been easy to find. Can be mostly furnished or unfurnished, with specifics open to discussion. Tenants bring their own beds, though a child's loft bed and possibly one or two others could remain. Some of our plants can stay. Mueller is master-planned, well-kept, walkable, and among the safest parts of Austin for pedestrians. Local streets aren't through-routes, and all parking and garages sit in rear alleys, so sidewalks never cross a driveway. We trust our 9- and 5-year-olds (with some training) to cross to the park on their own. Taniguchi Park, directly across the street, is a Japanese-style park with winding paths through dense, maturing trees, an open green where kids play and dogs run, a picnic table, and a pavilion with a barbecue and concrete table. Grape vines on the pavilion produce delicious grapes for about a month each year. The park functions like a shared front yard; our kids regularly meet neighborhood friends there and run out to play. Additional parks one block north, east, and south offer trails for hiking, biking, and jogging; a pond popular with birders; a large grass area used informally as an off-leash dog park; the Marshall Middle School track (open to the public; hosts i9 youth soccer); basketball and tennis courts; and a skate park. About 2.5 blocks west under a 10-minute walk is John Gaines pool: free to residents about eight months a year, with good lap swimming, low chlorine, an adjacent play area, open green space, and a community garden with rentable plots. Roughly four blocks away, Roger Lavon Taylor Sr. Plaza surrounds Mueller's preserved airport control tower. A small grocer and cafe are being prepared at the site, with additional space for a restaurant or similar business. Renter is responsible for all utilities, on their own accounts.
