TENANT SCREENING CRITERIA: + The combined gross income of applicants must be 3x the total rent rate. + All sources of income must be verifiable. + All occupants over age 18 must complete a rental application + Incomplete, inaccurate or falsified information on the application is immediate grounds for denial/or termination of the lease. + Applicant must have 2 years of verifiable rent/mortgage history from non-relative. + Current and previous landlord information must be verifiable, with positive landlord references regarding applicant. + Applicant credit report should indicate good payment history with no collections from housing providers or utility companies. Foreclosures are allowed, but will trigger a bump in deposit amount. + Credit report should have no accounts in collection and no bankruptcies. + Applicant should have no evictions or unlawful detainers within the past 5 years. + Home-based businesses are not permissible on the premise (e.g., day care). + No convicted/registered sex offenders. + Any criminal record activity that could be deemed harmful or threatening to the health safety of an individual or property will be grounds for denial (e.g., assault or domestic violence felonies). + Service animals require verifiable documentation. + Owner maintains at its sole option, the ability to grant waiver to some of the above criteria. Waivers granted may result in an increase in security deposit, which may be used to cover damage and/or unpaid rent. + Applicant must complete Landlord's rental application prior to being considered for tenancy. Landlord will accept reusable tenant screening reports as attachment to Landlord's application. + Applicant must view the apartment prior to obtaining a Landlord application.
