A rental application must be processed on all prospective residents and/or occupants 18 years of age or older. A non-refundable application fee will need to be paid for each application processed. Married couples may apply jointly, there income and credit may be combined together. Roommates require separate applications and fees; the credit and income may be combined. Each applicant must provide government photo identification and allow it to be photocopied. Per Person 18 and older Application Fee - $75 Lease Terms 6 month and 12 month Utilities are Allocated Renters Insurance is Required Pets: $300 non-refundable pet fee per pet, 40 lbs max weight limit, and 2 pets per apartment only. BREED RESTRICTIONS APPLY. Non-Refundable Admin Fee: $250.00 (Additional deposits and/or non-refundable fees may apply) Income: Verifiable gross monthly income shall be a minimum of 3 times the monthly rent. Self-employed persons must provide a copy of 3 most current bank deposit statements. Employment: A prospective resident must have a minimum of 12-months continuous employment history; current and immediate previous employment may be combined. Credit: A credit history background check will be made for all applications. If credit falls below 50% and positive verifiable rental history has been established, the applicant may pay an additional security deposit and/or non-refundable fee. All applicants will be denied if a person has unpaid tax liens or civil judgments unless proof of current payments can be provided. Rental History: Rental history will be checked on all persons 18 years of and older. Each applicant must have a positive rental history. No more than 4-times late in a 12-month period. Negative rental history will only be accepted if the move out was more than 5-years ago and positive rental history has been established since that time. An additional security deposit and/or non-refundable fees may be required if the applicant has no rental history and under 50% positive credit. Criminal History: A criminal history background check will be made on all persons 18 years of age or older. There will be an automatic rejection of residents that have felonies or have any misdemeanor offenses that caused harm to another individual or have a sexual offense of any kind. Applicant(s) may be denied occupancy for the following reasons: Falsification of application by any applicant Incomplete application by any applicant Insufficient income (total of all applicants) Poor credit history (50% or more derogatory credit) Criminal history
