BALCONIES & PATIOS: Balconies and Patios shall be kept neat and clean at all times. Tenants shall not store furniture, recreational equipment, trash, etc. on the balconies or patios. All furniture utilized on the balconies or patio must be furniture specifically designed for outdoor use. Laundry, rugs, towels, lights etc. shall not be hung from the railings or other portions of the balcony or patio. 3. LOCKS & KEYS: No locks shall be changed or added to any door, without the prior written consent of Management. There will be a charge for replacing lost or non-returned keys. Lockouts during office hours will be charged at $75.00. After hours and weekend lockouts are the responsibility of the tenant. For after hour lockouts, a licensed locksmith must be obtained at the expense of the tenant. The cost of repair for any damage to windows, doors, locks or door jams is the responsibility of the Tenant under all circumstances. 4. PETS: No animals of any type shall be permitted on the premises without prior written consent of Management. A signed Pet Agreement and additional pet deposit is required for each approved animal. Management reserves the right to revoke the privilege of having animals at any time, if that animal becomes a disturbance to any neighbors. Unauthorized animals may result in termination of the Lease and eviction. 5. FAUCETS/COLD WEATHER: All hoses must be disconnected from outside water faucets prior to freezing weather to prevent freeze-up and the resulting damage to water lines. Additionally, if the unit will be vacated for any length of time during the winter months, the heat must remain at 60 degrees. Any repair expense due to the freezing of pipes inside or outside the property will be the responsibility of the tenant. 6. MAINTENANCE: Maintenance requests should be called into the Landlord or Landlords Agent during regular business hours. 7. RENT: Rent is due on the first day of the month. A late charge will be assessed if the rent is not received by 5:00 pm on the 7th day of the month. If rent is not paid, a Notice of Compliance will be posted. Please note that all payments are applied to oldest balances first, including past due rent, late fees, utility fees, legal fees, or any other outstanding balances. 8. UTILITIES: Tenants are financially responsible for the City of Fort Collins Utilities, Xcel Energy, and Fort Collins Connexion. Landlord is financially responsible for trash/ recycle and yard maintenance. 9. SMOKING: Smoking of any kind is strictly prohibited. 10. SNOW REMOVAL: Tenants are physically/ financially responsible for snow removal.
