Rent shall be due on the _____ day of each month and paid by: Any rent not received by the 15th day after the due date may be subject to a late fee of $50 where permitted by applicable California law. SECURITY DEPOSIT Tenant shall pay a security deposit of $2,500 prior to move-in. The security deposit may be used for unpaid rent, damages beyond normal wear and tear, cleaning, and other allowable deductions under California law. USE AND OCCUPANCY The Premises shall be occupied solely as a private residence. Maximum occupancy: Two persons. RENTER'S INSURANCE Tenant shall maintain renter's insurance throughout tenancy and provide proof of coverage prior to move-in and upon renewal if requested. MAINTENANCE Tenant shall promptly report maintenance concerns and shall keep the property in clean and sanitary condition. MOVE-OUT Tenant agrees to return the property in substantially the same condition as received, excluding normal wear and tear. Tenant is responsible for reasonable move-out cleaning costs if cleaning is required beyond ordinary use. ENTRY Landlord may enter the Premises as permitted by California law including for repairs, inspections, emergencies, and showing the property with proper notice where required.
