Income must be 3 times the rental amount, or must have cosigner or ability to pay the rent. Income must be verifiable: If it doesn't show up on stubs, you will need tax returns, or bank statements. We also perform background checks, credit checks, and call landlords and current employers. On background you must have no felonies within 5 years and no violent crimes ever. Credit must not include unpaid judgements from previous landlords or mortgage holders, no open judgements from landlord in past 3 years, no open bankruptcies, and no judgements from landlord within 3 years minimum. Previous landlord must be able to provide a good reference, including stating that no major damage was done to their rental unit.
