Parking at back of house. Laundry in serviceable basement. Very small garage under house usually used for storage, projects, basement access. Would value a 2 year lease commitment by rentors. I require last month's rent as well, auto-deposit of rent on 1st of month, renter's insurance. Renter pays all utilities: gas, electric, water and trash removal. NO SMOKING. I charge a $200 non-refundable pet fee for each pet. Tenants (with my agreement about location) may garden and have a properly kept compost bin. There is a lease addendum that is a mutual document created by and agreed on by landlord and renter. I give applicants a sample to work with: it's basically a good-faith document. Property ready on/before January 1st for occupancy.
