https://medium.com/@SmokeInfiltrationWestHarrison/background-start-here-60c3167f57e1 November 2019: There is a significant cigarette smoke infiltration issue at this property, and has been since February 2015, as well as a less frequent (but even more pungent) marijuana smoke issue. The lethal toxins from these smokes render the property unlivable, and unrentable. Anybody who lives here will die, as surely as "secondary smoke" kills hundreds of thousands a year, so no sane and informed person would ever choose buy, build, or rent here. This is documented starting at the link above. As such, despite what Zillow or a smoking-apologist appraiser might say, the value of this property is zero. Also, the town's mayor has confirmed that he "can't" (i.e., won't) do anything about it, because the neighborhood is not a "no smoking zone," and moreover, that a person's "right to smoke in their own home" trumps the rights of neighbors to not be exposed to lethal airborne toxins in their own homes. The source is the house across the road, at 170 Lake St., and the smoke drifts as far as the other side of Columbus Ave, and sometimes further. There's no way to filter these toxins out or prevent them from spreading through the houses, according to decades of research on cigarette smoke toxins. For reference, here's the 2010 Surgeon General's report, "How Tobacco Smoke Causes Disease: The Biology and Behavioral Basis for Smoking-Attributable Disease" https://www.cdc.gov/tobacco/data_statistics/sgr/2010/index.htm
This property is off market, which means it's not currently listed for sale or rent on Zillow. This may be different from what's available on other websites or public sources.
