This pretty single-wide mobile home sits on a gentle hill on a 1/2 acre lot in the Southmayd area of Sherman. The country home is 1064 SF, and the huge garage/workshop is 22x40. The large yard has chain link fencing in front and back for pets to run around in. Monthly rent is $1400, not including utilities (furnace and water heater are electric and the range is gas). Central heat and air. The bedrooms aren't that big, so if you have a king size bed or a large sectional couch, for example, this home is probably too small for you. The refundable security deposit is $1600. Pets are OK as long as they are not aggressive or destructive (sorry, my insurance company won't allow "aggressive breeds, such as pit bulls). There is nominal additional pet rent per month, based on the pet's weight. There is also a refundable pet deposit, also based on the pet's weight. You can bring your own fridge or you can rent ours for an extra $50/mo. You can also bring your own washer & dryer, or rent ours for an extra $50/mo (for washer & dryer together). To qualify, your verifiable gross household monthly income must be at least 3x rent ($4200/mo), and your credit score should be 600 or higher (although exceptions may be made on a case by case basis). Minimum lease is for 1 year, and long-term renters are welcome. Application fee is $56 per adult.
