Tenant would like to continue living there long term. The monthly HOA fee is $163.00, paid quarterly, which covers water, trash pickup, cable, landscaping, and exterior insurance. Yearly property tax for 2016 was $480.00. The condo MAY need cleanup, paint, etc when tenant moves out. Light wood laminate flooring throughout. Kitchen with ceramic tile counters & updated designer lighting. Unique beamed ceilings. Large private wraparound deck (Just had deck repaired and repainted/new carpet for $1,050). Refrigerator is about 4 years old. Perfect for a single person or a couple if they REALLY like each other!. 6 miles from the condo to the ocean (Surfside Beach pier). Indoor pool and hot tub and outdoor pool within 1 minute walk and available with club membership (Was about $350 a year when we stayed there!). New Central heating and AC 3 years ago ($4,000). Floor to ceiling windows thruout. Storm doors on both doors. Small but can sleep 4. 2nd floor of a 2 story building. The pictures show what the condo DID look like when my wife and I used it as our vacation condo. Continue to rent it out or move in when renter leaves. Month to month renter. ALWAYS pays his rent with no issues! I would prefer to sell this condo to an investor to keep the current tenant in place. But once someone buys it, I have no input! I have only made a little more than $36,000 from income from the condo in the last 4 years. So if someone buys it for $39,900, and the average rent is $650/month, the condo COULD pay for itself in a little over 5 years. That is almost a 20% return on your $. If you make more than a 20% return on anything these days, you sure don't need my small condo! Best wishes to all! (The only issue that I am aware of is that the built in oven/stove no longer works. Hasn't worked for a few years (like a few of my relatives!) but the tenant doesn't seem to mind. For the price I am selling the condo for, it won't cost much to buy a new one. That would be on the Buyer though.....) Thank you for the lower offers, but at this time, I am firm on my price of $39,900 with Buyer paying ALL closing costs. If you can get a better condo for less, with low HOA fees and taxes, GREAT! I don't NEED to sell the condo, I just WANT to sell it. There is a big difference!
