    READ ENTIRE DESCRIPTION BELOW, FIRST BEFORE REACHING OUT: This property has been reduced in price for only $20,000 ($19,000 is a typo)! I'm selling my home inexpensively because, my family own many properties and a couple times a year sell one of them for under $50,000. This is done as a tax write off, & in so doing, bless a family or individual that's a 1st time buyer, with a home. With that said, I am not interested in hearing from anyone with representation or anyone that has previously owned a home. No realtors, no lenders, no investors, no wholesalers, no attorneys, no third parties. FIRST TIME BUYERS WITH NO REPRESENTATION ONLY! Please note that this home is occupied by tenants until the 19th of January (do not disturb them). We chose this home to sell out of the many homes we have, due to these tenants have purchased their own property & are in the process of moving. However, we must give 6 days notice before a person can see the inside or do a walk thru. I am not giving that notice until a person interested, deposits $2,000 cash via Zelle transfer, thru to my parent's bank account. This will happen within 30 mins of you calling to say you want to move forward and me sending you the contract. This is process starts with you receiving the contractual letter of intent, prior signed by me via email. Which is after you have sent a picture of your ID & email address to our property manager, so she can verify you. ALL OF THIS IS NON-NEGOTIABLE! The one working with us on the deal is, our property manager, KAREN. She is not a Realtor, Agent or Broker, just our property manager whom we hired privately and who we trust with all of our tax write off sales. This is because she manages many of our rentals, while we are out of state. Here are the NON-NEGOTIABLE TERMS: She will send you the Letter of intent Contract (already signed by me), after a picture of your ID is texted to her for verification & email address so she can send the contract. Then this contract which states that the $2,000 is fully refundable, once the walk thru happens, if you no longer want it, will be sent. However, it is also made clear that the seller will not give the notice to the tenants until the $2,000 cash, is confirmed being received via Zelle transfer deposit, to my parent's account is done within 30 minutes. I then, will change the status on Zillow from "for sale" to "sale pending" or take it off market to show the previous "sold" status from when we originally purchased it. Following giving the notice to the tenants of the walk thru happening 6 days later. THIS IS ALL NON-NEGOTIABLE! If after the walk thru you still wants it, then the balance $18,000 will either be due at closing or over 5 years owner financing at $300 a month. No interest is attached & we will pay all taxes for the property for the entire 5 years, if the $300 a month option is taken! Closing will be on the 20th of January & home possessed then. Closing costs & title fees will be paid by me, at closing and thru a title company. (PLEASE UNDERSTAND THAT THE TITLE COMPANY WILL NOT BE INVOLVED UNTIL AFTER THE WALK THRU AND PURCHASER AGREES TO THE FULL SALE AND NO ESCROW COMPANY AT ALL). This is for a first time buyer, but if you are not a first time buyer with the $2,000 thru Zelle transfer, to give as a deposit thru to my parent's bank account, as we requested, & you are not willing to follow the process we have stated above, then this home is not for you! PERIOD. So, don't contact our property manager to waste her time!
