    Lovely Beachwood Cove location nearly on Lake Erie front with private beach access. Built in 1962, around a backyard cove with lovely neighbors, this is a place you can call home. Beachwood Cove has annual association dues of $300. The rooms are spacious and the home is in good condition. It has a beautiful Firelands kitchen, installed in 1992. The Kitchen Aid dishwasher is approx. 5 years old but seldom used. The Garbage disposal was replaced at the same time as the dishwasher. Stand alone 36”stove is electric and older but works great. Appliances that were replaced in 1992 and are all working fine are the built in digital microwave oven, refrigerator, All the kitchen appliances are very clean. The counter tops are Formica and in excellent condition. Kitchen’s view thru the bay window is of the beautiful cove. The dining room is next to the kitchen and is open to the large living room. Also downstairs is a large family room that views the cove thru the glass sliding door leading out to the patio. There is also a half bathroom downstairs. Upstairs, there are 4 generous bedrooms, the smallest being 15’x15’. The master bedroom has it’s own bath with a shower stall. Each bedroom has ample closets. The upstairs main bath (which is pictured) has a tub/shower and sliding glass shower door. There is an attached two-car garage. One garage bay has a garage door opener. In the garage, there is a pull down ladder leading to attic storage. Laundry facilities have been in a laundry room in the garage. There is no washer or dryer but there are abundant storage cupboards above the space for appliances and a laundry sink. There is also a heater in the laundry area. There are also laundry hookups available in the hallway behind the kitchen but the space became a pantry with shelves for storage. It could be easily converted back to a space for laundry appliances. Special features of this home include hardwood floors (which have been carpeted) and a gas fireplace which has never been used. The bedroom carpet is older and could use replacing but all the rest of the carpet is in good condition. It does not have a basement but does have a 4” crawl space. Basements in this area have water problems and are not recommended. This home has never has water under the house. It has forced air gas heat and central A/C. The furnace was new in 1996 and has had a service contract with Gilbert Heating since installed. It has been checked twice a year, the last being April of 2014. All rooms have a return air vent ensuring even heating and cooling. All the walls are have been prepped for painting by repairing any nail holes/stress cracks by a drywall professional. They will need primed and painted. All the windows except the kitchen (which has an Anderson and a wood frame and is in good condition) have been replaced in 1996 with double pain, vinyl clad, tip in windows for easy cleaning. A new roof was installed in June 2014. The guarantee for replacement windows and the new roof will transfer to new owners. *This home will be selling AS IS if you choose to make an offer.
